1. Acceptance of Terms

By accessing and using ADU USA (the "Platform"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.

We reserve the right to modify these terms at any time. Your continued use of the Platform constitutes your acceptance of such changes.

2. Nature of Our Services

CRITICAL DISTINCTION

ADU USA is an information directory. We are NOT a general contractor, manufacturer, or architect. We do not build homes.

ADU USA operates as a marketplace and directory connecting homeowners ("Users") with third-party builders and contractors ("Partners").

Our role is strictly limited to:

  • Aggregating information about ADU builders and services
  • Providing preliminary zoning and feasibility data
  • Facilitating introductions between Users and Partners

3. Construction Disclaimers

Any contract for the purchase or construction of an ADU is strictly between the User and the Partner. ADU USA is not a party to any construction contract.

We do not guarantee:

  • The quality, safety, or legality of the items advertised by Partners
  • The truth or accuracy of Partners' listings
  • The ability of Partners to complete a project on time or on budget

You acknowledge that construction projects involve inherent risks, and ADU USA shall not be liable for any construction defects, delays, or disputes arising from your engagement with a Partner found on this site.

4. Accuracy of Data

PRICING WARNING

Prices shown on ADU USA are estimates only. Materials costs change rapidly. The final price is determined by the builder, not us.

While we strive to keep our database accurate, the housing market is volatile.

Zoning Data

Our "Property Qualification Check" and zoning information are for informational purposes only. Local ordinances change frequently. You should always verify buildability with your local city planning department before making financial commitments.

Pricing Data

Advertised prices typically exclude site preparation, permitting, utility hookups, and delivery fees unless otherwise noted.

5. User Conduct

You agree to use the Platform only for lawful purposes. You agree not to:

  • Submit false or misleading information in quote requests
  • Use the Platform to spam Builders
  • Scrape or copy our database of builders and pricing for competitive purposes

6. Limitation of Liability

TO THE FULLEST EXTENT PERMITTED BY LAW, ADU USA SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY.

IN NO EVENT SHALL ADU USA'S AGGREGATE LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICES EXCEED THE GREATER OF $100.00 OR THE AMOUNT YOU PAID ADU USA, IF ANY, IN THE LAST 12 MONTHS.
